That's what I do....try to sell it myself (and buy without agents).

Last home in a popular subdivision where new construction was still going on, I made a flyer with pictures and info on my home and a listed home's flyer, put a line down the middle of both pictures and description - lined the descriptios up item by item (for instance - mine had a 2 car garage - the new home had a 3); I had a finished basement, new home did not; highlighted the differences - both positive and negative on my end (there weren't many) and wrote at the top of the flyer:

WHY PAY MORE? (the new home was $50,000) more than mine.

Had a contract in 3 days. We closed a month later.

The purchaser told me he bought it because of the flyer. I got my kitchen and master bathroom like the woman of the house would want it (she wanted the house because of the kitchen) and the $$$ saved, got the husband's attention.

She did change the master bathroom wallpaper. Oh, well.
