You may have a point pontoon, but I believe it is much deeper than what you pointed out.

Water front property and other recreational type property (golf courses and places adjacent to National Parks/Forest) are highly desirable across the country. You will not find too many if any more beautiful than our Lake. Lake Marin in my humble opinion is just now beginning to catch up in price to a lot of other desirable places.

There is a lot of wealth in the South East and more to come. Look at the build up of industry (car mainly) and the desire of hard working and retiring baby boomers to enjoy the good life.

I think some of those you are referring to might be looking to upgrade on the Lake. They know they have to get top dollar for their current place in order to buy another place on the Lake.

I had the personal experience of seeing what the demand is like. My property looked rather abandoned for a period until I was able to start my new place. I was receiving phone calls and letters just about every other day from people wanting to make me an offer for my old place. So, you are right about there being a lot of fishing going on.

Your chances of finding a below the market value place on the Lake these days are less likely than winning a major lotttery. When is the last time anyone remembers hearing of such?
