"deep discount" I guess is in the eye of the beholder. I think prices have been level since 2010 so that's five years of stability at this level. It's kind of like oil. This time last year a barrel of oil was double. Is it selling at a discount now? Depends on what you think it's worth. Free market propoents would say it's selling at market value.
I agree that some things are still overpriced. I see homes and lots that are priced right are selling fast. Unlike in 08 even when I thought they were priced right, they took a long time to sell. My gut tells me prices moved up a little this year but my first swipe at the numbers didn't show it. I am going to attempt to sift the price problem with a finer seive and see if that shows me anything. If prices did move up I think it's something modest and hard to quantify, like 3%.
