I don't think you will find that true with deeded property. I still think leased property with a nice place will do well on the market, but i am no expert. Osms builing cost is probably very close, but as he states there are a lot of variables. How do you compute the sq. ft. building cost when there can be a significant difference in amenities? I know my building cost per sq. ft., and it is not fair to quote since the cost includes granite counters, extra island in kitchen with sink, back-up generator in basement, wrap around deck, screened in porch, portico on back door and etc. Those features to also include dormers as sky lights are figured into the sq. ft. cost. How do you compare that sq. ft. building cost with a less or more elaborate building plan with various amenities. There are many other things such as rock siding, fire places and tile roofing. Are you using a good quality window or are you using Anderson or another major name brand that can drastically raise the cost. Do you have to put in a sepic and how complicated. Do you have to drill a well. Do you have to run power poles, build a drive way, and the list goes on. You can easily take the sq. ft. building cost and add another fifty bucks per sq. ft. for certain upgrades like flooring, cabinets book cases, and exposed cealing beams. Anyone seen some of the Lake Homes with copper gutters and downspouts? Whow.
