Now that my kids are going to college and my teen has other interest besides hanging out at the lake(kills me), the amount of time that I get to spend at the lake is minimal. Historically, we have never rented out our place. Since I have one in college and another on the way, I am thinking about renting my lake home out. I really am not pressed for money ,but I do not like the idea of leaving potential dollars on the table since the use factor is not what I would like for it to be. That being said, have any of you had any experience in renting? if so, what are the best practices and who should I align with to market.? I do not have time to do anything other than putting up the asset. Any advice?

I think Connie Burke at Lake Martin Properties would be a good source for you. I believe she handles lots of rentals on the lake. She would talk to you even if you didn't let her handle the rental.

We rent ours out ourselves. Have done it the entire time we've owned our condo (Blue Creek.) We also have done it for 10 out of 20 years by ourselves for our condo in SanDestin. We list with Lake Martin rentals(only 6 months of the year) and Gulf Coast Rentals (all year.) Even though both are paid for, it pays for our homeowners' dues, some $$ for the college kid to play with, taxes, etc. and that's nice to have when we are not using it.

We have friends that have rented their place on Real Island themselves, and have NO trouble getting it rented. They have had such a great response that they seldom have been able to use it. They bought this place last year about this time, and after a coat of paint and cleaning the carpet-listed it on VRBO.com. They rented it most all summer, and have it rented for the Winter months also. This way, they have no realitor fees and she keeps a list of who rents it, who leaves it trashed (so she won't rent it again to them) who obeys their rules, etc. They've only had one family leave it so trashed she had to RAKE trash out of the house.
(it was supposed to be a family of 6 for the 4th of July, but it ended up being a family reunion with campers parks everywhere.)

Rentals are very highly in demand on LM, and a lot of them are rented out by word of mouth.
