Depends show hungry Countrywide is - LOL. Heck for that matter all they can say is no, and as I say it never hurts to ask as you never know.
If decent waterfront, and based on the short description provided on the forum at $250k that would be a good deal for the buyer with I would think around $100k+ quick profit potential with a little landscaping and TLC (again from the previous post), if it is in fact on a decent lot.
As I know of a decent lot in a slough which recently sold around Pleasure Point area (without a house) and 167 of waterfront for around $265k.

Is this a foreclosure auction on the courthouse steps or is it an on-site auction by an auction house? If the former, the mortgage co will bid in their mortgage balance and if there is a higher bid, that bidder must take title subject to the owner's right of redemption.

Yea, but when was the last time that right was excersized? Short of winning a lottery who can ever redeem the property? I bought a forecloser once. What a bargain. Four bedroom 2 bath house for 16K. Spent about 12k and converted to 3br with master suite. I knew I was overbuilding for the neighborhood, but I lived in it for several years and then more than doubled my money after 4 days on the market. Easiest 30K I ever made.

Me too Swimmer. I do it for a living. Just bought one for 64k put 12k into it in 2 weeks and closing on it on the 11th on August for 106k cash with no extras for me to put in, lol.

The people that owned it before bought 4 or 5 houses on the lake at one time. It is my understanding that 3 of them were repossessed. I do not see them taking the right of redemption on this house. It sold for $197 four and half years ago and sold for $416 two years ago. Then the additions were added. New roof, retaining wall, master bedroom and bath, porch, windows, outdoor shower/courtyard. etc.. $250 sounds good to me. Wow!
