Anyone received their property tax notice yet? Heard they range from 0% increase to almost 30%.

Not Elmore, but Coosa. They have tripled over the last 5 years. But, unlike Elmore, Coosa has very, very little tax base from which to draw, real estate or business. Really poor county. OK for now, the lake is still worth it.

I guess one of the issues here is how taxes go up when real estate is going down. Comments?

Elmore Co tax notices should not come out until October 1. It will be interesting to see if they keep going up with the drops that the home values on the lake have experienced. This might be the year to overwhelm them with appeals if they increase. It has been hard to get an appeal through with the way that the property values have increased the last few years but this might be our chance.

We got the " Notice of Value" post card last month. Yes, it went up again.
