We've just bought a "shack" on the main body of water at Real Island. We plan on having a new sea wall built after the summer months. On the main water, what are the pros and cons of having steps built in the sea wall? We're also considering a metal roof when remodling. Anybody know how a metal roof holds up? What about the heat/cold? Do they make the house hotter/colder? Any help or suggestions would be appreciated. I enjoy reading the post here,... I've learned a lot about the lake already. As far as the metal roof goes....upsides and downsides. Upsides include lifespan...metal roofs, properly maintained, can easily go 30 years (for thicker-gauge paneling and factory coating.) Dents and dings from hail/branches usually pop out with good sunny day, foam insulation boards can be put under roof for added insulation for houses with poor insulation, roofs can be repainted like any metal surface. Downsides would be the importance of GOOD installation...any hillbilly can seal a shingle roof, but if exposed fasteners are installed incorrectly, or hidden fasteners or any seaming are not done properly, leaks will result....our metal roof leaked after 4 years at several points where washered fasteners were used b/c of overtightening, undertightening and bad angles. Ask the fire department about the other downside....metal roofs are impossible to break through...this may not be the case on some roof designs, but on a steep roof, or A-Frame, that means the fire department pretty much can only sit back and watch.

every time I go down....
cut grass, weed eat, swim, wipe on wipe off something, haul grocery's, ice chest, suit cases, sweep dock, rake yard................hmmmmmmmmmmm
I wish there was a gym around.....LOL

If you put a heavy concrete set of steps in a sea wall, on the lake bottom, they will act as a buttress that will help to keep the sea wall from falling into the lake. Ken
