Yes, but what is the height at the top of the dam above 490? I am trying to determine is my house is above the top of them dam given this FEMA flood plan declaration.

Thanks,

rw

I know the flood plane elevation level has been declared as 491 ft. for Coosa County, and it is my assumption it is the same for Tallapossa and Elmore Counties. You will be considered above the flood plane if your home's lowest level is above this elevation for Lake Martin water front. Even with this said, you will still be required to have a certified survey of your elevation in order to submit a request for a Letter of Map Amendment(LOMA)from FEMA. It is only after you have received a LOMA can you satisfy the question of being outside of the flood plane.

Thanks, I just want to know where I stand before i pay $500 for a survey that I could do myself with a tape measure.

I am sure you are well above it. FEMA is making a killing; therefore same - same with the local survey companies. (True all over and not just with Lake Martin.) Once you get your LOMA, you will want to make sure you take a copy to your county clerk and have it filed with your property records. This is just in case FEMA does not send them a copy. As John Coley has mentioned on the Forum, this is a good selling point in the future (even if it 50 years from now).
