We finally bought a house on the lake but everything has been down hill since. There were termites, roaches, ants and mice but we cleaned the rubbish left by the previous owner and have most of the critters gone. We tested the outlets and found most were wired backwards and had no ground and we have fixed most of that. We have torn out mildewed carpets and sheetrock. I walked in yesterday and there was water all over the floor. The main faucet to turn the water on to the house had blown a gasket and water was pouring out around the handle. When the water worked ( for all of three weeks) the plumbing leaked just about everywhere. We have replaced one toilet. I need a good plumber in the Alex city area or anywhere near 63. I also need someone who can help replace termite damaged wood and frame out some new windows and doors. I really need an architect too so that a remodel can be started this winter but the folks I have called have said no thank you. Advice please!!!!!

Sounds like you bought a place at Pleasure Point. Was it next to 111 Park Rd,?

Not Pleasure Point. It is in an older development by a big land holder on the lake . I didn't know about the politics of all of that until after we bought. : ( Had I known what I would be up against I would have bought land and built. In the thread on property value folks have been talking about the view. This house was not set on the property to face the open water but to face the house directly across from it. It also only has three small windows across the water side of the house?????? Anyhow, I thought I could move some non-load walls to angle towards the view and add some big windows and I might have a great place at a bargin. Didn't count on the little old lady who sold it to be such a bold faced liar. Getting around to changing the view will be after months of trying to keep the place from falling to the ground.

Well Sir, Maybe a few encouraging words might help you feel better. You obtained a nice lot on Lake Martin (Best Lake in the South East) at a fair price with a cabin on it. Even if the Cabin falls to the ground you have an improved lot with electricity, potable water, sewage disposal, driveway and probably some type of dock/pier/boat house or etc. Possibly you even have some form of head wall or rip rap. I will bet three years from now you will be looking out over the Lake and know that you have made a great investment financially and quality of life wise. You currently have more than several others that frequent this Forum, and that is a piece of the Lake. Good Luck with your current bumps in the road that will smooth out with time and a few more green backs.

Hope the price reflected the additional troubles you bought...was this thru a realtor...didnt you have a termite letter??

Seems you may have paid less and gotten more...but...as Feb says...you are on the water..(you are arent you??)..

Can always donate it to the fire dept...and then rebuild...will at least get a tax rip...

Just remeber...as in all other places..usually...around here you get what you pay for..

even older. But like you all said I do have the water. Need to figure out how to get the house to face it though. I was down yesterday and managed to fix the water problems; at least for now. Am working on fixing up the yard on nice days and the interior on rainy days. Still need a few extra hands. Let me know if you know of a secret lake handiman.
