I don't think you will be able to find much for that price unless it's on shallow water, in need of repair, very small, or in a less desirable area. You can check the lake martin realtors page to get an idea of what is listed (see link below). I know of a few places that are nice, but they are 800K and up. Good luck in your hunt.

Of course you can find something in your price range! Just be patient. Right now the water is up and things are selling fast. but in a few weeks the buyers market will improve. You are smart to put the word out that you are looking. Good luck!

Does anyone know of any development coming out of the ground that hasn't been advertised as yet? Or something on the horizon? Or even speculation...

Do anyone think higher interest rates will bring the housing prices down to a more reasonable price? With little inventory, a lot of Russell Land Development - prices are outta sight.

Yes & No, Significantly higher interest rates will lower some property values, but remember interest rates are much lower than in years past. I do not seen interest rates jumping that much. I think the effect on water front property will be nill if any. The loan industry has dramatically lowered the requirements for most Americans to obtain loans, and there are folks out there now getting loans that could not of in the past. There are new loans types that most of us have never heard of that allow some to afford much more than in the past. Some experts see that as a danger signal. People obtaining loans they pay only against interest.

The baby boomer generation is retiring, and there are plenty of them with money. They also have homes they will sell at retirement that are worth two and three time if not more than they paid for them. (Lot of equity cash so who cares about interest rates?) Lake Martin is so much nicer than most other Lakes you find, and it is a dream with much lower prices than most. It is also in the sun belt. Many advantages over other places like much lower taxes. We have hashed throught this in the past on the Forum.

Welcome to the Forum. Not a problem, and your question was posed with a different slant than previous discussions.

You can look at the top of the screen and see the search function with the magnifying glass and go back and read discussions about past topics if you are so inclined.

I think most of us still consider Lake Martin a real bargain and a great value enjoyment wise and a tremendous monetary investment.

It is there for all of us to enjoy and treasure both property owners and visitors.

I agree that you can find something; it's just a matter of what will satisfy you. As for a buyers market, don't bet on it. Prices have continued to climb for the last two years, and they actually accelerated last winter. I know two families that were waiting last August, and regretted doing so. I suggest you find something that will suit your needs and buy it. If you wait for a downturn, you will probably be left on dry land.....or spending more for less.

You are going to be blown away by what is out there and what they are getting for (in my opinion) marginal properties. I have given up on a new home and I am looking for a lot to build. This has been very long process for me, We are looking for a place to retire and willing to spend some money to get what we want. GOOD LUCK
