I don't know, but he's calling us wanting to buy our property and the adjacent property. Says he wants to tear down our cabins (and they are really cabins - 40-50 years old - and put up four houses. My lake partners both want to sell, as do the neighbors, but I don't want to sell. I'm just not sure whether this is someone 'tire-kicking' or a serious offer. And his 'offer' is putting me in a bad position with my lake partners. They've had the place for almost 30 years, have raised their children and are ready to move on; I've been in it for only 10 years and it is a light at the end of a tunnel for me, whenever I can get there. I'm just trying to get a little information on this fellow. He said he saw our property when he was working next door (where they just put in a huge double-wide), then went to the tax records to get a number to call.

that name. Better look at replacement cost of your place before you agree to sell and want to stay on the lake. Put a big fat price on it and see how badly he wants it--get al least 15% earnest money (non-refundable). Bet he runs away.

Replacement cost wouldn't be that much - we have less than 1000 s.f., but it's plenty big enough for me. The problem is, I DON'T WANT TO SELL! But my partners do, and so do the folks next door. We have about one acre and the neighbor has about a half-acre. We have almost 200' of waterfront and neighbor has about 50. Builder wants to put 4 houses on the property. Maybe I can swap my share of the land for one of the houses he plans to build... I just can't imagine not having the lake to look forward to at the end of a work week. Thanks for the input.

include the land--that ain't cheap. Get an appraisal before you make a decision--don't feel forced to do something you'll regret. That's my point.

We got an appraisal 2 years ago, when we were talking about expanding or renovating our cabin. Came in at less than $1,000 per front foot. Partners weren't happy. And obviously, the appraisal had nothing to do with market value. I'm thinking I'll talk to the guy about swapping for one of the houses he's going to build... Preserve my friendship with my partner and keep a little space by the water...

I don't understand what you mean by " partners ". If it's your place it doesn't matter what your neighbors do. Are you in with someone on the house that you own? I'm old and slow so forgive me. Buy your partners out, otherwise you are going to be stuck with no lake place to come to on the weekends.

There are three owners, all with undivided interests. They can sell their interests but I don't have to sell. The property could be subdivided and they could sell their shares and I could keep mine. I doubt that the builder would want the property on those terms, however. I would guess that, for him, it's either all or nothing. I have a 36-year friendship with one of the partners that I would not want to jeopardize, but I also do not want to lose my piece of the lake. I'm still leaning toward talking to the builder to find a workable compromise that would please everyone. I really do appreciate the input from the forum.
