While at the lake on Saturday, we visited a few condo's to check out the prices
WoW - Even with the abundance of unsold units - the pricing is staying high - the agent told me a few developers have lowered the price some, others are chosing to wait for the market to rise again
This summer should be interesting $$$

I tend to be bullish in my perspective on water front property but personally skeptical of condos and off water but water acess property.

If I were wealty, I might put some money into a marina with plenty of boat storage. Valet parking and ferrying of boats might become the norm for some marinas.

I too am skeptical of off water property, but cautiously so. Off water property with no view and boat ramp only access is and has been dead. For example, Stillwaters, Indian Shores, the "Retreat" area near Castway, Holiday Shores, all contain either numerous unsold lots or blighted cheap properties. However, properties offering both views and other amenities might succeed. Glynmere has worked, but as part of Willow Point, it might be a special case. The offwater lots at Lake Martin RV Resort cost several times what a typical lake access lot costs, but that might also be a special case. If Bolton Cove succeeds, then you can look for Russell to duplicate it all over the lake.

boat slips for these commercial projects to one slip per 100 ft of lakefront property for the whole project (I believe). Hopefully, that will discourage the development of these questionable condos.

You can refer to the bottom Link. It is in the Parker Creek area of the Lake. By road, you take 22 out of Alex City, left on 259 and then another left on 20 East. You can not miss the huge signs.

I believe the prices will be up there. We discussed it a few months ago on the Forum. You may want to do a Forum search for the rumors and speculations on prices at that time. Here is the web link:

Please tell me more and where I can find this info about APCO. The last I talked to APCO they said that they could approve anything they wanted to without regard to their own guidelines. The permit request form says as much.

Notice the word 'commercial'. The revised rules were published in one of the Lake magazines and the Alex City paper, I believe. Seems to me it was Sept or Oct. No changes to residential guidelines--it's their lake so I guess the golden rule applies.

Osms is correct. The article I read stated 100 ft. of shoreline was their (APCO's) guidelines. It seemed to infer 100 ft. was an approximate number.

You can also do a Forum search since the issue was discussed on the Forum at the time of the article.

While I was down last month, the Bolton Cove development had convors of dump trucks headed out and concrete trucks coming in. I saw the work from a distance, and I think they were pouring the seawall.

If I am not mistaken the guideline, where just that guidelines, and the actual language gave APCO the right to still do whateve they wanted on a case by case basis.

Osms, but they may not have much in the way of docking. I think they were just putting in a seawall when I was down. Someone told me they might be offering limited docking with ownership in the community and boat ferrying services to one of the marinas.

I do not believe they have much water frontage. I want to say less than 700 ft., but it is just a guess on my part Looking at the picture on the web site, it appears most of the buildings are off water. It is at the very end of a slough across the main water from Parker Creek Marina.

are there any strict rules or definitions of what makes up one pier/dock?
Could they run one or two walk-ways out from the shore and then run a long pier parallel with the bank? I think there is a guidelines on square footage per pier.

Bolton Cove would be more across from Veazey’s Marina than anything. It is a long way from Parker Creek Marina. I would even question it being in Parker Creek at all. It looks more like the head end of Big Kowaliga Creek. And definitely less than 700 feet of water frontage. I went over there every week before the water went down. I would say about 200 to 300 feet of good water and maybe another 100 or so up that little creek where it would be about 30 to 60 feet wide.

Would you at least agree on my land directions? I thought it was closer to Parker than the old Vezey's. Although, there is a development going in across from the old Veazey's Marina.

I think the other development is by Water's Edge Development. It is where the small island has the bridge out to it and across from the old Veazey's.

I think your directions by land were very accurate. It is closer to Parker Creek by water than by road. We fill up at Parker Creek all the time and doesn't take long to get there. Now if Veazey's would open back up we'd be better off.

Hey FEB,
I apologize if my comments offended. When I look back at the way I said it, I can see where I could have worded my post differently. I am sure you are totally right about land directions. TotheLake’s comments above give an excellent bearing as to where it is. I live at the entrance to Parker Creek and I am about the same distance from Parker Creek Marina in one direction that I am from Bolton Cove in the opposite direction. For what it is worth, Terry told my neighbor and me about his little project right after he bought the old cabins. He said at that time the houses he was going to build would sell in the $700,000 range. I assume they did. I heard last month that the last one he built, the one next to Bolton Cove, was for sale again for $1.4 mil. I would have been sick to have paid the $700,000 and then see what was happening next to him now. And that house has no view at all. If that person can make that kind of profit in less than a year, then the rest of us are in pretty good shape also. Of course, listing and selling are two different animals.

And to Casey (TotheLake), you and I must live pretty close to each other. I too face directly out toward Veazey’s Marina. Except I am on the other side of Parker Creek. I estimate I have about a two mile water view towards Veazey’s. Since Mr. Veazey died, I sure hope someone will open up his old place. But, since Willow Point has now expanded to that area, I have a feeling we will never see a marina there again.

I sure did not take it that way. I am with you and do not like the location or the water availble to Bolton Cove.

I am sure you and Casey have seen the logging mess they have made at the intersection of 259 and 20. I understand logging, but I wish they would clean up and replant when they finish logging an area. I see where the person who own the storage area there across from the cemetary is allowing them to dump all the excess fill dirt from Boton there on his property.
