You are looking at a nice area at the right time. It is very much a buyer's market with a lot of property available. You might want to check out the Ono Island area. There are many canal and bay front properties on the market.

You do not mention where you are retired from, but if it is the military - then you have Pensacola Air Naval station close by for medical, commisary and exchage priviledges.

Check out the Gulf Coast Chamber at www.gulfshores.com or either city website, www.cityoforangebeach.com or www.cityofgulfshores.com for excellent information.

I suggest you expand your area of consideration to include the entire south Baldwin County area. I am particularly fond of the Silver Hill, Elberta, Lillian, and Bon Secour areas. They are on or near water without the hassle of summer at the beach with the traffic etc.

I loved living in the area and my children still do.

Homeowners insurance will cost you about as much annually as an 80% mortgage payment will be.

on the right forum; Lake Martin beats the gulf cost by a country mile. Look a few hundred miles north and you will find paradise..

Plan to arrive at the Lake for our next visit and inspection on March 2nd. Septic is in and has been approved. Cabinets, vanities and bookshelves are in and counter tops are in process. We are getting closer and closer.

It might just happen in 2008. LOL

I am semi-retired and live part-time in the Orange Beach/Gulf Shores area and Lake Martin in Alabama. Love both! You inquired in re: housing. We have several properties in Gulf shore/Orange Beach available for lease in the $1195-$1395 month range for lease, price point for sale for lease option $209,000-$250,000 1500 to 2000 sq feet. The most expensive being directly on the golf course and the largest. All homes are 2-6 year old all brick ranches with 3 Br/2 bath. Some with Great Room and Formal Dr,Some with screen porch. I have retired family that live there full time and Love it. They love to dance and are very involved in the legion nearby with a lot of fun / young-active retired friends. We have joined them several times and had a blast. I hope this gives you an idea. If you would like any further info, let me know.

We 2 Sundreamers are retiring from the Ouachita Mountains in West Central Arkansas where we managed a biological research station. We have been busy getting pared down to move...selling the range rover and other vehicles to lighten our load. We appreciate the responses. We too are dancers and have regularly participated in the Legion activities up here. Are there family oriented places with no smoke/no alcohol? So far we have secured a duplex in Orange Beach ($800) and will arrive on the 29th. Mrs. Sundreamer is a sun lover so we are going to be near the beach for now. Wave if you see a gorgeous blonde driving an old fellow around in her sports car. We find good friends everywhere...looking forward to new ones.
